Darus Rentals

Darus Rentals is a small, family-run rental company offering student housing for IU Students. We have four (4) houses of varying sizes within 10 minutes walking distance to the IU campus. One is north of campus and three are south of campus.

All of our houses are updated and well-maintained both inside and out. Dara Jwaideh and Russell Pleasants are the owners; we directly manage these properties both administratively and operationally. Unlike an asset management company, students work directly with us. We feel that our personal involvement provides a higher level of responsiveness from us as well as the students who rent from us. We care about our houses and want to keep them in great shape; we are looking for students who feel the same about them.

We have been doing this for 20+ years and have enjoyed supporting IU students as they pursue undergraduate and graduate education at Indiana University. Dara’s parents were both tenured professors at IU going back to 1960, and Bloomington is where she grew up. We strive to maintain a strong connection to both the University and the community.

Other Key Information

Leases

  • Leases are one year terms starting and ending in August of consecutive years.
  • Lease agreements are “joint and several”; this means that all tenants are equally responsible for rent and property condition - we do not rent to individual students by the room.
  • One month security deposit required at signing of lease.

Rent Payments/Utilities

  • Monthly rent payments are made to us electronically via a free service. The only requirement is that you have a checking account with a U. S. bank. We do not accept paper checks or credit cards. Our payment process is easy to use and provides a clear audit trail of all payments.
  • We accept individual payments from each tenant if they wish, as long as the total of all rent payments equals the monthly rent specified in the lease for that property.
  • Utilities are not included and are the responsibility of tenant. We require that water, gas, and electric be operational for the duration of the lease.

Other Amenities and Policies

  • Each house provides enough off street parking for all tenants.
  • All yard maintenance and snow removal are responsibility of landlord.
  • Substitutions or sub leases are allowed but require landlord approval.
  • No pets or smoking are allowed in any of the houses.

Maintenance/Communication

  • We manage our rentals using email, text and cell phone. For ease of tracking, we prefer email for maintenance and repair requests.
  • Our policy is to respond to emergencies immediately, plumbing being a prime example. All other maintenance/repair issues are addressed within 24 hours. We use a team of individuals and companies in Bloomington, depending on the type of repair or service. All are familiar with the houses.
  • When needed, we continually communicate with students as a group via email to keep everyone informed. We expect the same from the students who live in our houses. You will find a level of responsiveness from us that you might not get from a local asset management firm/rental company that deals with large portfolios of houses.
